Management


In addition to our standard lettings service we offer a fully property management service. Property management is not to be underestimated; it is definitely a full time job!

Our management department will;

  • Handle all negotiations associated with a letting a property on behalf of our client.
  • Manually collect references on prospective tenants.
  • Prepare the property for the tenants arrival including;
    o Furnishing (if necessary)
    o Cleaning
    o Dealing with maintenance issues
    o Carry out safety checks, including; gas, electricity, Furniture & Furnishings and smoke detectors.
    o Arrange the signing and exchange of the tenancy agreement ensuring compliance with statutory regulations.
    o Arrange an inventory check-in.
    o Arrange utility transfers.
    o Collect rent payments from tenants.
    o Negotiate renewal or end a tenancy including dilapidations.
    o Pass rent to client, including any tax deductions (where applicable).
    o Run a help desk which the tenant can call regarding any problems with the property throughout the tenancy.
    o An itemised income and expenditure summary including details of any tax deducted.
